Asbestos Management Surveys

Our asbestos management surveys are the most common type of survey. Its purpose is to locate and identify the presence, extent and condition of asbestos as far as reasonably practicable without causing any damage. This allows us to use our experience to recommend the management and action plan on positive ACM’S and what is best for property moving forward.

The management asbestos survey will usually involve sampling and analysis to confirm the presence or absence of ACMs. However, a management survey can also involve presuming the presence or absence of asbestos. This survey can be completed using a combination of sampling ACMs and presuming ACMs or, indeed, just presuming. Any materials presumed to contain asbestos must also have their condition assessed (i.e. a material assessment).

What will an Asbestos Management Survey involve?

Asbestos Management surveys will often involve some minor intrusive works. The extent of intrusion will vary between premises and depend on what is reasonably practicable for individual properties. Following completion of your Asbestos Management Survey in London, you will be provided with a report detailing the location, condition and and type of any asbestos found within the building.

Our Asbestos Management Surveys will include a risk assessment of the condition of the various Asbestos Containing Materials found and their ability to release fibres into the air if they are disturbed in some way. This will give you a good initial guide to the priority for managing Asbestos Containing Materials as it will identify the materials that will most readily release airborne fibres if they are disturbed. Also, each location will have a description noting products that are non ACM’S just in case future works are needed and the report can be revised than another site visit.

Asbestos Management Surveys FAQs

An asbestos management survey is a comprehensive inspection of a building or property to identify the presence of asbestos-containing materials (ACMs) and assess their condition. It is necessary in the UK to comply with legal obligations outlined in the Control of Asbestos Regulations 2012. The survey helps building owners and managers develop an asbestos management plan to protect occupants and ensure proper handling and control of ACMs.

In the UK, an asbestos management survey should be carried out by a competent surveyor with relevant training and experience in asbestos management.

The surveyor should have thorough knowledge of asbestos-containing materials and be proficient in conducting surveys in accordance with HSE guidelines. It is important to engage a qualified professional to ensure accurate identification and assessment of ACMs.

During an asbestos management survey, the surveyor inspects the building or property thoroughly, visually identifying ACMs and assessing their condition. This may involve taking samples of suspected materials for laboratory analysis.

The surveyor will document the location, type, and condition of identified ACMs, and provide recommendations for their management, such as periodic monitoring, encapsulation, or removal.

The frequency of asbestos management surveys in the UK depends on several factors, including the age and condition of the building, previous survey findings, and any changes in occupancy or building usage.

As a general guideline, the Health and Safety Executive (HSE) recommends reviewing and updating asbestos surveys at least every two to three years or when there are significant changes to the building or ACMs.

The Control of Asbestos Regulations 2012 sets out the legal requirements and responsibilities for asbestos management in the UK. Dutyholders, which may include building owners, managers, or employers, have a legal responsibility to manage the risk of asbestos exposure in non-domestic premises. This includes conducting asbestos surveys, preparing an asbestos management plan, informing relevant parties about the presence and condition of ACMs, and ensuring appropriate control measures are in place to protect occupants and workers.

Non-compliance with these regulations can result in legal consequences and potential harm to health.
